Fucked off

We had an offer on a house accepted early April.  We said we were willing to wait for the current owners to find somewhere.  They finally did about 4 weeks ago and had some toing and froing with their offer.  Anyways, all got accpted and things moved.  We had a valuation and homebuyers done last week.  Came back and valued £16k under what we offered which throws a spanner in the works re mortgage.  The Homebuyers called up a few items that needed attention.  Most significant was gutters and soffit boards.  I noticed the soffit boards looked old when we looked around.

So we went back with a revised offer this week to take in account the survey and valuation.  They have just come back and said we should honour our original offer.  WTF.

So you think we should just pay £16k over what we have been advised?! WTF!  You dicked about for 4 months looking for somewhere to live and now its our fault house prices seems to have changed in that time?!

They will only have the same issue with the survey with someone else.  We are willing to meet them someway but FFS are they being ill advised or what?

Depends how much you want the house. If you speak to the estate agents and tell them that you can't get a mortgage for that amount because of the bank's valuation and explain to them that everyone else will face the same problem then he should try and push them to accept your revised offer. Though you should be prepared to walk away unless you're happy to spend £16k over what it's worth, which isn't that illogical if you're planning to be there for the next 40 years.

 

The bank should still be able to give you the mortgage, it's just going to push your LTV up.

Aye but what if the loss of the £16k there means they can't afford their move? Obviously get that it's frustrating - very similar thing happened to us earlier this year as well. Agreed a fee to buy and the bank came back and said it was worth £30k less. We went back with a new offer but he wouldn't take it. At the time you're thinking that they're not going to get a better offer than that if the banks are consistent, but they're not.

 

Have you considered asking a different bank to take a look?

We will have to do c5k of work on the place.

We are willing to up our offer and have told the estate agent that but they sounded bleeding useless. 

We are also willing to pull out.

Once the estate agent has a sale agreed he doesn't want to have to go through the hassle of having to sell it again.

 

Also, if the sellers have agreed a purchase they won't want the hassle of waiting for a new buyer to come along.

 

Things are largely in your court. You could tell them that you'll offer £10k under your previous offer but that's your max as you'll have to stump up a bigger deposit in light of the bank's valuation.

I thought we would be a miles better position considering it took the 4 months to find somewhere they liked.


Oh well, we shall see.

Just come at a shitty time as we go to NYC on Sunday for a week and wanted things sorting before we went!

Make sure that they know that and that you won't be dealing with it while you're out the country. The longer it goes on the better it is for you because their vendors will be expected it all to be tied up pretty swiftly.
